About the Role
We are seeking an experienced Maintenance Director with strong AppFolio expertise to lead and optimize maintenance operations for a growing U.S.-based property management company.
This is a leadership role focused on building scalable systems, improving operational efficiency, and ensuring high-quality maintenance service delivery across the portfolio. The ideal candidate has strong experience managing maintenance teams, overseeing vendors, and implementing process improvements in fast-paced property management environments.
Key Responsibilities
Maintenance Operations Management
- Oversee day-to-day maintenance operations, work order management, and vendor coordination.
- Ensure timely completion of maintenance requests while maintaining service quality standards.
- Monitor escalations and implement solutions to improve turnaround times and resident satisfaction.
Systems & Process Improvement
- Build and implement scalable maintenance workflows and operational systems.
- Establish SOPs, service standards, and maintenance best practices.
- Identify operational bottlenecks and recommend process improvements.
Team Leadership & Development
- Lead, mentor, and support maintenance coordinators and operational staff.
- Monitor team performance and accountability through KPIs and reporting.
- Conduct workflow reviews, coaching sessions, and operational check-ins.
AppFolio Management & Reporting
- Manage maintenance workflows, reporting, and tracking within AppFolio .
- Ensure accurate documentation of work orders, vendor updates, and maintenance records.
- Generate reports related to maintenance efficiency, service quality, and operational metrics.
Vendor & Portfolio Oversight
- Coordinate with vendors, contractors, and technicians to ensure service completion and compliance.
- Support larger property management portfolios with scalable maintenance oversight.
- Maintain vendor accountability and performance standards.
Qualifications & Requirements
- Minimum 4–5+ years of experience in property management maintenance operations.
- Strong hands-on experience with AppFolio ( required ).
